Plotwise is a free property development feasibility tool for Tasmania, operated by Lewis Dostine ABN 70 692 953 941 (“we”, “us”, “our”). Plotwise provides AI-powered planning information, zoning data, overlay analysis, and development feasibility insights based on publicly available government data and the Tasmanian Planning Scheme.

2. Acceptance of Terms

By accessing or using Plotwise, you agree to be bound by these Terms of Use. If you do not agree, do not use the service.

Plotwise allows you to:

Chat with an AI planning consultant about development feasibility

4.2 AI-Generated Content

Plotwise uses artificial intelligence (currently Anthropic's Claude) to interpret planning scheme provisions and generate property assessments. AI-generated content may contain errors, omissions, or inaccuracies. While we strive for accuracy, AI interpretation of complex planning regulations is inherently imperfect.

We do not guarantee the accuracy, completeness, or reliability of any AI-generated content.

4.3 Data Accuracy

Property data displayed in Plotwise is sourced from publicly available government datasets including the Tasmanian Planning Scheme, LIST (Land Information System Tasmania) shapefiles, and GNAF (Geocoded National Address File). This data may be outdated, incomplete, or contain errors.

Zoning boundaries, overlay extents, property boundaries, and other spatial data are approximate and should not be relied upon for precise measurements or legal boundary determinations.

4.4 Planning Scheme Changes

Your project data, documents, and conversations remain yours. We do not claim ownership of content you create within Plotwise.

8. Availability and Changes

Plotwise is provided free of charge. We may modify, suspend, or discontinue any part of the service at any time without notice. We do not guarantee uninterrupted or error-free access.
